Renting a property - Costs?

Im going to be renting a property and have being working out the costs involved, so far i have-

Rent
Council Tax
Water/Electric/Gas Bills
Food
Broadband (obviously)

Anything im missing here ?

and also anything i should be aware of when renting, im aware of the months deposit etc

For 2 sharing a 2 bed flat
Deposit, months rent in advance
Council tax £1100(a year)
Gas/electric/water/sewage £180 a month
Tv/Broadband/Telephone £30 (3 for £30 deal on telewest by far the cheapist option for broadband as you don't have to pay BT rent for the line)
Food Budget around £25 a week each


Think Thats it.

I pay £320(£640 for hole flat) a month rent once you include bills It comes to around £500 and I don't have any content insurance.

ouch i forgot about tv license.

This is for two people, a break down i have so far is-

Rent: £395
Council Tax: £90
Broadband/phone/line rental: £25 p/m (plus net package)
Food:
Electric:
Water:
Gas:
TV License:
Food:

Anyone care to help estimate the blanks

Depends what your electric and gas is. I'm very heavy on electric but a light gas user.

Who's that broadband and phone through?

Also include letting agent fees (highly dependant on particular agent, but the following isn't unrealistic):
Admin/reference fees: £50 each
Contract fees: £100 total
Inventory fees: £50
Months rent in advace: £395
1.5 Months rent as deposit (or 1 month + £200): £600

I would advise against an agency. Look in your local newspaper. Often much, much less hassle, no fees ect.

But go with your gut feeling, if you think the landlord is going to be a pain, dont take the house.

i would be looking at http://www.plus.net/residential/bundles.shtml?wlr=broadband_top_h1banner for broadband and phone, it says it includes line rental. although i can tsee anything about contract length and is something i will have to find out.
