Neighbour believes fence is not their responsibility. Our solicitor says otherwise

What he said......bend over, touch your toes, and brace yourself :D

Neighbour believes fence is not their responsibility. Our solicitor says otherwise

The main reason that fences etc are often considered to be shared is that there is no way to accurately record changes to boundary features over time. Title deeds are based on OS maps that aren't necessarily up to date.Boundary features can move a few inches to a few feet without any impact on...

Neighbour believes fence is not their responsibility. Our solicitor says otherwise

This seems to have been massively over complicated despite the correct advice being given more than once. You look at the title deeds for your property and the title deeds for hers. In the absence of any t-marks indicating ownership of the boundary feature, assuming it sits along the boundary...

Anyone with experience with low level converters (audio related)

Typically permanent live is yellow and switched live is red for an aftermarket head unit. Factory head units can vary. Battery live voltage sounds like a permanent feed. If in doubt just piggy back off a fuse that is only 'live' with the ignition on.

Fairly certain a switched live is more likely. Tap off the switched live on your head unit or identify a suitable switched live fuse to piggy back off,

Advice... Neighbors Extension Proposal (Victorian Terrace)

Owning the fence to the left of your property is a common misconception with nothing in law to support it as I recall. In the absence of anything in the deeds, the fence is shared. (Assuming it sits along the true boundary line) . If it sits solely on your land then its yours. Unfortunately this...

    Basic painting question / advice

Absolutely this, it is significantly easier with the paint thinned slightly and also lessens drag and reduces visible brush strokes. Try to keep the bulk of the paint on the 'underside' of the brush i.e furthest away from the surface you trying to avoid painting It takes a bit of practice to...

    Adverse Possession

Is the buyers solicitor basing their advice solely On the title plan? Title plans fall under the 'general boundaries' rule and can't really be used to accurately map the actual boundaries. The scale makes it near impossible to accurately map what's actually on the ground. If the buyers are...

    Fork seal leak

All sorted now, including giving them a quick respray. Someone had clearly had them apart before, and had 'cleverly' used silicon instead of crush washers at the bottom bolts. I stripped them down entirely, gave them a thorough clean and so far not a glimpse of oil to be found

    Fork seal leak

Thanks. Prices on these things are insane for what they are, but still cheaper than paying somebody else to do it I suppose :)

    Fork seal leak

Okay, forks are all off and dismantled. The leaking fork looked fine visually, but there was hardly any oil in it. The other fork actually looked the tattier of the two. The retaining clip for the seal on this one is pretty rusty and thin in places, presumably the leaking oil on the iffy fork...

    Fork seal leak

Yep, certainly doesn't make any sense. There was no load (as such) on that fork at all and it just seemed to happen overnight. Will be interesting to see if there is any oil left in there

    Fork seal leak

I 'might' have been lucky with the calipers and disc. As the bike wasn't moving when the fork spontaneosly combusted, and apart from a small amount on the rim and tyre, I can't find a trace. I've ordered new oil and seals and will check the brakes more thoroughly when the forks come off. Still...

    Fork seal leak

Hi, Its a late 2015 bike. On inspection, the oil appears to have come out through the top of the dust cover. I noticed a small amount of dirty liquid on the mudguard when I rode the bike earlier in the week, but put this down to having just washed it and didn't think anything of it. Dumping...

    Fork seal leak

Hi chaps, Hoping someone can give me some guidance with what I assume is a leaking fork seal. I noticed a puddle around the front wheel of my CB125f a few days ago. I just assumed it was rainwater as there had been a downpour the night before, but on checking this morning can see it's clearly...

Disposing of something absolutely disgusting (dont read while eating)

I put our dog waste into our foul waste through an inspection cover and flush it through every few days. If you want to get rid of it, I would be inclined to try and site the bin near a convenient inspection point and gradually water it down. Once it's reached the 'desired consistency' punch a...

Loft Stilts (Ok to walk on?)

I put them in 2 years ago, no problems at all with walking on them. Only thing I would say is if they don't come fully pre-drilled (mine didn't) to attach to the joists, then drill them through first. It just makes them a bit easier to fix.

A strange smell in one room has returned after not smelling it for 5 month..

Without some sort of idea as to what it smells of, I can see your problem. Personally I wouldn't entertain getting anyone in until you can describe what it smells like. Is the smell stronger at any particular part of the room - at the floor, ceiling, one wall? I don't think sniffing around at...
