    Mortgage Rate Rises

It is so difficult to try and time, hence mt question last week re fix vs tracker.

Thanks. Appreciate your input. How do you get to that point?

    Mortgage Rate Rises

Thanks both, so actually, the tracker is probably the better option and then take stock in 18 months time. If the base rate drops slowly over the next 24 months then there’s not much difference in potential costs.

    Mortgage Rate Rises

We are looking at our mortgage options and are stuck between a fix and a tracker: £605k mortgage (in the south ) £265k equity Fix: 4.57% 2 years @ £2888 and £1k product fee Tracker: 5.40% 2 years @ £3208 and £1.5k product fee With the fix, it is obviously fixed for the period and if BoE base...

    Mattresses - I need knowledge

I did and absolutely love it. We have it in the super king size, not cheap but it’s worth it for us. It’s a masterpiece, it’s something like 80KG! No aches or pains. It’s very supportive and comfortable.

    Mattresses - I need knowledge

Take a look at the John Ryan website for guidance, even if not purchasing from them, there's a huge amount of knowledge on there which cuts through the normal marketing blurb. For example, the right spring tension vs the comfort layers - Tension is be based on your body weight and the top layers...

Pension fund performance - do you monitor yours, how is it doing, do you actively change it?

How are you managing your pension pots? I have a small pension being managed by SJP at a cost of 2% per year. Granted the pot is low but surely there has to be a cheaper way to manage it myself?

    That’s probably your best option.

    Mattresses - I need knowledge

Sadly, this is what most of the Trustpilot reviews seem to mention. Excellent to start with, but soon sag. They are supposedly very good with their warranty claims so give it a try but expect the same to happen again in and around the same time.

JR is very good in terms of their CS - they'll exchange it, and if you're still not happy, a full refund. They'll even wait for your new mattress to arrive before collecting their mattress. JR is risk free. Unlike Dreams who only offer 1 exchange.

Purchasing a house located in a very low risk area but surrounded by Flood Zone 2/3

There's no pumping stations etc. The fields are active flood plains, and speaking to a local that has lived there for 50 years, the fields do get warmer logged but the main road and site has never flooded. However, the risk remains re insurance/mortgage/future value. I'm not sure on the...

Purchasing a house located in a very low risk area but surrounded by Flood Zone 2/3

Thanks all. On balance, it is probably best to walk away. I am not comfortable with the level of risk involved, especially the potential de-valuation. The house is for sale due to needing to be closer to elderly parents.

Have a look at John Ryan. We have the Bespoke which is a medium support with a top firm feel - it’s removed all of our back and hip aches and is extremely comfortable- we went super king for a little more space.
