Best way to clean the belts is to remove the bottom bolt then trap them shut in the doors at max extension. Be prepared to get wet... but then just use a pressure washer to return them to silver. You can presoak them in a bucket of APC if they are particularly bad.

Get the AP racing brake fluid cap. You lose the level sensor but it stops throwing fluid around.

Just charge it up once with ventilation if you're concerned. The battery inside and disconnected will be stable on its own through to spring in my experience. You won't need to keep topping it up.

Just keep the battery disconnected during winter, doesn't sound like you're using it much so not much inconvenience.
