    The kitchen unit is covering about 35sqm but with no doors to shut off to the upstairs so that feels fine. The bedroom is about 22sqm and the office is about 18sqm so I think all 3 quotes are probably okay for these areas.

    Both seem high, our home insurance last year was about £180 and that's probably all most people expect to pay. £1000 a year with the potential to rise and be impacted by flooding would put enough people off to make it harder to sell / lower the value in my opinion.

    Generally you buy specific integrated appliances. These are designed to fit perfectly in a standard 600mm unit space, under a normal depth worktop and you attach a matching cupboard door to the front so it looks like a normal cupboard.

    I've opted for a triple glazed window as part of our ongoing extension due to the room being an office for noise reasons. The extra cost on the window was £70 + VAT so really small but it's a standard 1m wide job. For the difference in price it seems worthwhile doing.
