Oh it's really not worth getting excited about! We live in an expensive area so despite all in costing us close to a million when renovations are completed it won't be too "wow"

That’s a really nice space and has huge potential.

Love the advert “in need of modernisation”, I hadn’t noticed :p. I remember my gran having a kitchen like that back in the early 90s and it wasn’t new then.

Thanks guys, we overlooked the current condition and could see the potential that the place offers, will be a great home once renovated.

The amount of renovation works required put a lot of people off I believe, but that's worked in our favour. We're a double income no kids family, so we don't have to worry about completing works around kids, we can use the front outdated kitchen while building the new kitchen in the rear integral garage, which will be fitted with large bifolds and triangular window in that gable end looking out on to the pool, which will have the southern and western wall knocked down.

An architect came at 1pm yesterday and had a very similar vision to ourselves as to how the space would work best, looking forward to seeing the plans on paper :)

It's all relative, my 2 bed 2 bath flat sold for £365k, and my partners 2 bed cottage sold for £500k - both those properties were bought "in need of modernisation" and rightfully increased in value when brought up to standard, neither of us paid remotely close to the prices they've just sold for. It's the only way to progress on the local property ladder without earning stupid amounts of money.

Yes, I totally agree. It’s how I’ve always done it too.

The way I see it is that the seller is unlikely to have the same tastes as me so what ever is there I am likely to change. I might as well buy something that needs ripping out anyway and benefit from the lower price.

I saw the bungalow in the pool thread, now I’ve seen the rest of it, I can see why you’d buy it and I wouldn’t hesitate to take something like that on. It got huge potential for something very nice indeed.

Page 45 onwards if you're interested re local salaries - the property market is horrendous, and I count myself very lucky to have managed to get on it solo and work my way up, my partner also managed to get on it solo so operating together really helped increase our buying power. Average house price in Guernsey is now in excess of £500k, I do feel for those not as fortunate as us career wise :(

Just had pretty much the ideal property come up for sale, a beautiful 4 bed place. Right at the top of our budget and its pretty much ideal, I fear it might be too big of a place to take on just me and my fiancee but give us plenty of room to grow. Been looking for a house for 18mths and after one fell through after 3mths and numerous rejections, I dont think I ever want to move again, so do I buy this and live here forever! lol

It’s all going wrong!

early last week I provided dates to my solicitor that we are available to move (Tues/Wed/Thurs this week, with Thursday preferred)

Solicitor in chain below confirms Thursday as per my request and goes off to make arrangements

Then on Thursday it came back down from the chain above that they all want Wednesday, my solicitor is out of office in the afternoon but I am assured he would deal with it in the morning.

Lunchtime Friday rolls around and he is just getting around to contacting the solicitor in the chain below, they think it will be ok but need to confirm that the lender will release funds a day earlier.

I am using a separate solicitor for my purchase, so I relay this information to her and also fire across the insurance document she requested, I call to check she has it and then she drops the bombshell that normally my lender (being a specialist lender because I am self employed) takes up to 10 working days to release funds its now 4pm Friday so no chance of an answer today.

so today rolls around, still no confirmation from below and my solicitor is out of office in the afternoon
someone in this office did eventually get an answer that funds “should” be released tomorrow.

My purchase solicitor was out of the office in the morning and when I finally got hold of her in the afternoon was quite snotty and said she is in the middle of 2 other completions and will look at my case afterwards, I asked if I would get an answer today regarding getting the lender to release funds early and she says yes. however its 5pm I have no answer about confirmation on funds becoming available and she incorrectly answers another query via emails, I now cant get her on the phone.


So here we are 2 days (but really 1 day) before I'm supposed to be moving house and I don’t know if it actually going ahead or not.

Very peed off at this stage.

Sounds like a nightmare. What exactly happens if you don't complete though? I mean it's clearly crap, and I guess it screws the whole chain, but the chain is set, it's just a timing change. Peeved people, extra expense I'm sure, but still, I'd guess it will go ahead?

I expect they haven’t exchanged yet if they have agreed a date. That’s all sorted on exchange and completion is just a case of sending the money on the day. The issue comes when people want to exchange very close to completion (same day/few days before) when you get all this last minute issues.

Question what would you guys do in this situation?

when we made the offer on our house we did it on the inclusion of a car charger, advert of house also stated that the house came with car charging facilities. Seller is now saying it was not included and he’d like £xxx amount for it to be included as he was going to take it to their new house.

I’m awaiting on what our solicitor says but thought I’d ask here.

Strictly speaking the advert is an invitation to treat and can be varied, what matters is in the contract and inventory which forms part of the contract.

How would they be leaving the rest of the installation if they took the charger? There is normally an armoured cable and potentially other equipment depending on which charger. You can’t just inside it and take it off and leave the cable with nothing on the end of it, that’s incredibly dangerous should it get switched on at the main board by accident.

You might want to call their bluff and say if they took it with them they would need to hire an electrician to remove it and make it safe and supply the relevant certification for the alteration.

I'd try not to think about the possibility of moving again (or not). No one can predict the future, so it's really irrelevant. If the house is in budget then surely it's not too big anyway? :p

I guess it really depends if it was listed in your fixtures and fittings document? As above, it will cost them money to take it with them. We used that line on our sellers when they flaked on whether or not they were supposed to be leaving the white goods for us. They were landlords living far away so we worked on the idea they would be too tight to pay someone to come and remove them.

I should add that electric car chargers have very specific earthing and RCD requirements and they vary depending on what charger is being installed. So even if they had an expensive one (start at £200 and go up to north of £1k), that doesn’t mean you can just swap it for a cheaper one and take the expensive one with you. Any alteration would need to be signed off by a qualified installer and not all electricians are qualified to do EV charge points. Keep an eye out for that.
