Thankfully house is sold and buyer have sold theirs so once searches complete(5 weeks here) excahnge and completion should happen immediately

Sorry to hear that mate. 11 weeks does sound ridiculous. Most are 2 weeks but my local council is going from paper to computers so that causes the 5 week hold up. Buying/selling a house apart from death and women(not necessarily in that order) has gotta be the most stress inducing things out there soI feel for ya and hope ya find somewhere else.
